What's in a Home Information Pack?

The Home Information Pack contains important information that buyers and sellers need to know. Home Information packs including Energy Performance Certificates will be implemented on a phased basis from 1 August 2007. From then packs will be required for the sale of four bedroom properties and larger, with smaller properties being phased in as soonas sufficient energy assessors are fully qualified.

What does a Pack contain?

The following compulsory documents must be included in a Home Information Pack.

• Home Information Pack Index
• Energy Performance Certificate
• Sale statement
• Standard searches
• Evidence of title
• Additional information for leasehold and commonhold sales, where appropriate.

Who compiles a HIP report?

We do, with the help of our conveyancing partners and pack provider, we have been developing our online solution over the past three years and have used our chosen conveyancers for hundreds of successful transactions since 2005.

How much does the HIP cost?

The HIP can be produced for £349 inclusive of VAT if you use our conveyancing service to complete the transaction. We recommend this as it is the cheapest option. The conveyancer will already have the bulk of the documents required to move to an exchange of contract speeding up the transaction considerably once a buyer is found. If you decide to appoint an alternative solicitor to deal with the transaction, this is not a problem, the pack however will cost £399 inclusive of VAT.

I have been offered a free HIP is this possible?

Packs are unlikely to be completely free due to the third party cost incurred for searches and EPC reports, it is important to read the small print. Also the Government stated that the pack belongs to whoever pays for it. Having your pack paid for by the Agent may cause you issues later on if you need to appoint multiple agents. We believe you owning the pack gives you more flexibility.
